Policies & disclosures

Draft policies for the PEC UK MVP. Legal review is required before production launch.

Privacy policy

PEC UK Property Referrals Ltd processes personal data to operate the brokered property marketplace, manage IBP referrals, enquiries, and deal progress.

We collect account details, lead and enquiry information, and operational logs. Seller and buyer contact details are not shown publicly until PEC UK approves the next step in the deal.

Data is hosted in line with our infrastructure provider arrangements. Contact support@pec-uk.com for access or correction requests.

Terms of service

PEC UK is a brokered platform: interest in listings is submitted to PEC UK, not directly to sellers. Listings are published after owner consent and verification.

IBPs introduce owners or buyers; they are connectors, not estate agents. Business partners are introduced manually by PEC UK when appropriate.

One person may hold only one IBP account. Creating or operating multiple IBP accounts (including under different emails or phone numbers) is prohibited. PEC UK may suspend or close duplicate accounts and withhold unpaid commission where this rule is breached.

By creating an account you confirm that the name and contact details you provide are accurate and belong to you. You agree to these Terms of service, the Commission policy, Privacy policy, and Referral disclosure.

We may suspend accounts that breach consent, misrepresent properties, provide false identity or payout details, or abuse the referral programme.

Cookie policy

We use essential session cookies for signed-in portal access. Analytics and marketing cookies may be added before public launch — this page will be updated when they are enabled.

Referral disclosure

When an IBP introduces you to PEC UK, that relationship may be recorded for commission purposes if a deal completes.

Commission is calculated on verified completions according to the published commission policy. Referral relationships are disclosed in the deal process where required.

Commission policy

IBP commissions are triggered when a referred deal reaches Completed status. Payouts are processed outside the app (e.g. bank transfer) with status tracked in the IBP wallet and admin console.

The commission pool is split on each completed deal: the IBP who brought the deal receives 30%; their direct referrer (1st generation) receives 15%; their referrer’s referrer (2nd generation) receives 5%. PEC UK retains the remainder. No payout is made beyond the 2nd generation.

Example: if A referred B, B referred C, and C referred D — when D completes a deal, D receives 30%, C receives 15%, B receives 5%, and A receives nothing.

Before any payout, the IBP must provide UK bank account details for verification. PEC UK will only pay commission to a bank account held in the IBP’s own legal name as registered on their PEC UK account. The account holder name must match; third-party, relative, or mismatched accounts will not be paid.

PEC UK may withhold or delay payout until bank details are verified and the name match is confirmed. Providing false or misleading payout details may result in suspension and forfeiture of unpaid commission.
